Prediksi Kesulitan Keuangan pada Perusahaan Properti dan Realestate yang Terdaftar di BEI (Periode 2020-2022)

Abstract

The Covid-19 pandemic has weakened the Property and Real Estate industry. The public's interest in the Property and Real Estate sector has declined, impacting the financial performance of companies. This study predicts financial difficulties using the Altman Z-Score, Springate, and Zmijewski methods, with the aim of assisting investors and companies in making decisions. Companies experiencing financial distress will exhibit negative signals through these predicted financial difficulties. The population in this research consists of Property and Real Estate companies listed on the Indonesia Stock Exchange during the period 2020-2022. Secondary data was used for this study, and the sample was obtained through purposive sampling method. The research findings indicate that, based on the Altman Z-Score method, 1 company is in a state of financial distress, while based on the Springate method, 11 companies are in a state of financial distress. For the Zmijewski method, 3 companies are predicted to be in a state of financial distress. The highest accuracy rate was achieved by the Springate method at 9% .
